Project Description:

To achieve the “bachy” feel and high stud a composite laminated solid floor and laminated beam combination were used.  A floor thickness of 65 mm spanning 3300, and a clear head height of 2560 were provided only reducing at the laminated beam locations.

There are mono pitch ceilings to the remaining area of the living space that provide a semi vaulted ceiling space that is a welcome added dimension in and around the laminated beams.

With raking ceilings to the upper floor this also allowed for fanlight type windows to most of the bedrooms that provides for the much-needed ventilation during long summer days when the nearby beach beckons.

The exterior is of ply and battens which initially were set to be painted, on further site evaluation and reflection though it was felt that a stained finish would enhance the “bachy” feel and blend more comfortably within the sites almost bush type environment and be easily maintained as needed by the owners who have been carrying out the decorating themselves.

Along with the timber frame of this two storey dwelling and minimal reliance on other products, the torched on membrane roof over the ply substrate and 140mm deep rafters completes the high content of plantation grown timber in the project and truly adds to its very high sustainable timber content.
